Dunkin' Donuts Garnet was a 1,175-square-foot tenant improvement that involved extensive interior demolition and renovation within an occupied multi-tenant commercial center. Our team completed selective demolition of the existing space, including the removal of hard-lid ceilings, wall finishes, partition walls, floor tile, concrete curbs, doors and door frames, light fixtures, plumbing fixtures, previous tenant furnishings, HVAC ductwork, electrical conduit, water heaters, and drywall. We also managed approximately 25% of the project's demolition debris haul-off and recycling, maintaining a clean and organized job site throughout construction. Careful planning and coordination were required to perform demolition around owner-furnished finish materials that had been delivered and stored within the project footprint prior to construction.

Following demolition, our team completed finish carpentry repairs throughout the building and installed restaurant equipment, storage racks, and fixtures required to achieve ADA compliance, helping prepare the space for successful operation. As the project progressed, our scope expanded to include the complete renovation of the building's shared restroom facilities to bring them into compliance with current building and accessibility standards. This work included the demolition and replacement of restroom fixtures, partition walls, floor tile, countertops, framing, drywall, and the relocation of doors, followed by the installation of all new restroom fixtures and ADA-compliant accessories.

Because the restrooms served neighboring tenants, all work was carefully phased to maintain uninterrupted restroom access, minimize disruption to adjacent businesses, and provide a safe environment for both occupants and construction personnel. Through careful planning, quality craftsmanship, and strict adherence to project specifications, we helped deliver a fully renovated, code-compliant facility ready for continued day-to-day operation.
